Out of State and out of time…

My dad passed away suddenly at his home in Florida where he had retired years earlier. Dealing with his property was a real challenge because all of the family lives up here in Ohio. We were able to make a few whirlwind trips down on an extended weekend to try and go through his house and stuff, but we just didn’t have the time, money, or energy to organize an estate sale or even pack up his stuff. 2 Probates and a year Later…

When dad died, my mom never put his estate, which included the family home, through the necessary probate. Then, when mom died, I didn’t have the money to put her estate through probate, and everytime I looked into it, everything seemed so complicated because dad’s estate was never cleared up either. Also, it all was so expensive to even start. Lawyers aren’t cheap. When Dan reached out to me about selling the property, I told him it was impossible–even though I wanted to sell it… or do something with it! By that time, it was long vacant and vandalized- inside and out. It was a mess. He was patient and understanding. He had a probate attorney willing to defer his fees until I had money to pay from the closing proceeds. Wow! It took over a year and we had to do BOTH probates to clear everything up, not to mention all the county fees from code enforcement that they were able to negotiate down to a reasonable amount. I couldn’t have sold this property without Dan and his team. In fact, I had talked with realtors and agents many times before and no one would touch it with a ten-foot pole!
